Canada Lands Company Presents its Master Plan for the Wellington Basin Area in Montréal
Montréal, Tuesday, April 9, 2024 – Canada Lands Company (Canada Lands) is unveiling its master plan for Montréal’s Wellington Basin sector today, to guide the development of a vibrant community that will offer new housing options, including affordable housing, as well as green spaces, waterfront access and a variety of community, commercial and artistic activities in a strategic area of the city.
A transformative new district, integrated into the community
Within the next 10 to 15 years, the Wellington Basin area will feature the following characteristics:
● The project will offer three distinct zones, creating a dynamic community: Artisans’ district, Basins’ Beach recreation and tourism area, and an innovation cluster
● Around 2,800 new homes and some 4,200 residents
● Of these, 1,000 units will be affordable and social housing, with control measures for 55 years:
○ The proportion of social and affordable housing is 55%, higher than the 40% required by the Ville de Montréal mixed metropolis by-law
(Social housing, affordable housing and housing non-profits)
● A swimming basin on the site of the former Wellington Basin
● Job creation in the Artisans’ district and the innovation cluster
● Community activity areas
● Three new parks
● Links between Wellington Basin and the surrounding neighbourhoods, such as downtown, the Old Port, Griffintown and Pointe-Saint-Charles
● Carbon-neutral urban heating network
● Recognition, commemoration and continuation of the sector’s industrial heritage
The development of this master plan is the result of a rigorous engagement process. In 2023, Canada Lands Company solicited input from a variety of stakeholders, including municipal, institutional, government, community, private and academic representatives, as well as local residents. The aim was to gather their expectations and aspirations for an inclusive project. During this process, nearly seventy community groups and experts were consulted through six types of consultation activities. An online platform was also set up to allow stakeholders and citizens to learn more about the project and get information on the various stages of the community mobilization process: For a Healthy and Inclusive Development of the Wellington Basin.
Next steps after municipal approval: Identify affordable housing developers, begin decontamination and infrastructure work, and sell the first lots in 2025.
