Our Process
Once we become the owner of a property, we most often undertake a comprehensive and open consultation process with the local community to inform our master development plan for the property. We don’t enter the consultation processes with pre-defined plans. Rather, we begin each consultation with a blank slate. By finding common ground, melding community aspirations and economic development with its commercial mandate, and a continued dialogue with all stakeholders, we strive to achieve a consensus-built master plan, incorporating innovation and sound business practices, as well as local community needs.
Shannon Park
Shannon Park runs alongside the Halifax Harbour in the beautiful north Dartmouth area of the Halifax Regional Municipality. After acquiring this 82-acre/33-hectare site in 2014, we undertook a robust consultation process to reimagine its future. The process included four large community meetings and several smaller meetings with local businesses, various stakeholders and the Millbrook First Nation, who own an adjacent waterfront parcel. The valuable input received was incorporated into a preferred draft concept that we presented to the community and submitted to the municipality in 2016.
Jericho Lands
Community engagement is at the heart of our redevelopment project in Vancouver where, alongside our joint venture partners (the Musqueam, Tsleil-Waututh and Squamish nations) we are envisioning the future of the Jericho Lands. In 2019, we launched Inspire Jericho, an intensive consultation process to share inspiration, spark ideas and explore the possibilities for the redevelopment of this 52-acre/21-hectare site, located in the West Point Grey neighbourhood. To date, thousands of Vancouverites have participated in the process, which has included a live-streamed speaker series, workshops and an interactive design charette.
Wateridge Village/Village des Riverains
The ongoing redevelopment of this dynamic community in the heart of Ottawa is undeniably one of the foremost examples of the profound impact of our approach to public consultation. The three-year process saw more than 200 public meetings held, during which more than 1,000 community members and stakeholder groups came together to lend their ideas to the development of this sustainable community. Although Wateridge Village/Village des Riverains has an expected project span of 15-to-20 years, the neighbourhood has already begun to come to life. Home to 800 residents, the urban village currently boasts two parks (with more on the way), and access to public transit.
