District Plan and Zoning Approval for William Baker Phase 1
Canada Lands is excited to announce the William Baker District Plan and zoning for the Phase 1 Lands has been adopted by North York Community Council and City Council.
Adoption of the zoning for the Phase 1 Lands is important and exciting step in the process. It includes, among many other things, agreement between Canada Lands and the City of Toronto on important community benefits:
• Funding from Canada Lands towards the future Downsview Community Centre
• A commitment to a minimum of 20% of all units as affordable housing, with at least 50% being affordable rental units
• Replacement of the existing bridge with an enhanced pedestrian bridge to connect Downsview Park to the future William Baker neighbourhood
• A master plan for neighbourhood public art
• Dedication of parkland and the woodlot to the City of Toronto
We continue to work with the City on the Plan of Subdivision for the Phase 1 Lands, and expect it will be presented to City Council in early 2023. Following that approval, Canada Lands will be able to begin the process of securing building partners to begin development of the Phase 1 Lands.

The input and questions received through the many engagement activities over the past few years have been instrumental in shaping the District Plan to what has been submitted and adopted by Council.
