City Council approves transformational plan for largest transit-oriented development in Toronto
Toronto, May 23, 2024 - Canada Lands Company is pleased to announce that on May 22, the Downsview Secondary Plan received approval from Toronto City Council. The Secondary Plan establishes the blueprint for a transit-oriented development that will eventually welcome thousands of new homes, including affordable housing, businesses, parks and community amenities - all right next door to Downsview Park TTC/Go Transit station and the much-loved Downsview Park.
Canada Lands Company and Northcrest Developments partnered during a planning process called “id8 Downsview” to reimagine this sector of the City into new, complete neighbourhoods. Now that the City has provided its support, Canada Lands can continue with its two active neighbourhood developments called Downsview West District and Arbo.
The Downsview West District will be the largest and most significant transit-oriented development in the City of Toronto. It will include approximately 8,500 new homes, a minimum of 20% of affordable housing, 4 hectares (9.8 acres) of parks and open space, 40,000 square meters (430,556 square feet) of employment space, and an array of new community facilities.
The first phase of Arbo will include 1,400 homes, for a total of 4,000 homes once completed, including a minimum of 20% of affordable housing, a seniors component, new parks and open spaces along with the preservation of the existing 5-hectare (12-acre) woodlot and a new pedestrian bridge that will connect Arbo to Downsview Park. Downsview West District and Arbo will be complete communities that will contribute greatly to the surrounding area of northwest Toronto with a total of approximately 12,500 new homes including approximately 2,500 affordable homes.
Canada Lands will present its Downsview West District Plan and development applications to the City of Toronto this summer and will work as quickly as possible to enable new homes and revitalize the historic Depot building on site.
