ACTIVE REAL ESTATE PROJECTS IN MONTRÉAL
Wellington Basin
Acquired by Canada Lands Company in 2010, Wellington Basin has a significant transformation ahead. The 8.5-hectare (20.5-acre) site has historically been important for livestock and coal transporting but is now mostly vacant. In 2020, a public consultation was held to build a strategic vision for the project, giving the community an opportunity to voice their priorities. This feedback included the need for an inclusive and mixed-use district. In 2023, Canada Lands engaged with almost 70 community groups to ensure their feedback was integrated into the redevelopment plans. The vision for Wellington Basin includes an artisan’s district, a recreational Basins Beach, and an innovation cluster. The key priorities also included ensuring an inter-connected neighbourhood that would enhance the overall quality of life while providing housing and affordable housing options, green spaces, the preservation of heritage components, and efforts to achieve carbon neutrality.
Pointe-de-Longueuil
The Pointe-de-Longueuil area offers unmatched views of the St. Lawrence River and Estrie and is set to become a significant development hub near the city’s future downtown core and subway. The project will revitalize the Longueuil waterfront area and enhance the downtown core with improved access for cyclists and public transit. A special planning program for the area has been submitted to the City of Longueuil with exciting progress to come.
COMPLETED REAL ESTATE PROJECTS IN MONTRÉAL
Benny Farm
The Benny Farm project, located in Montréal's Notre-Dame-de-Grâce area, was originally built in the 1940’s to address post-war housing needs. The property underwent significant transformation in 1999 when acquired by Canada Lands Company. While the surrounding community carried different views on what should come of the development, Canada Lands organized a community-led process in 2002 that led to the redevelopment of the site into 570 private and subsidized housing units. The project also incorporated much needed social services and recreational facilities. Benny Farm would go on to earn numerous awards for its excellence in architecture, planning, and urban leadership. A $3 million grant was received from the Federation of Canadian Municipalities’ Green Municipal Fund in 2006 that further supported the ‘greening’ of the site, which now provides intergenerational housing and continues to serve the community’s evolving needs.
Les Bassins du Nouveau Havre
In 2007, the Government of Canada announced Canada Lands Company as the master developer for the 9.7-hectare (24-acre) Les Bassins du Nouveau Havre site on the Lachine Canal in Montréal. Following several community and municipal consultations, Canada Lands unveiled a plan in 2008 for an inclusive, family-oriented development that included over 2,000 residential units, 500 affordable homes, commercial spaces and green areas. The project, which preserved historical shipping basins and emphasized connectivity to pedestrian and cycling trails, received LEED-ND Gold accreditation in 2013 for sustainable practices, including the reusing of materials from a former mail processing plant.
