GOVERNMENT OF CANADA PUBLIC LAND BANK
In an effort to address the increasing demand for much needed housing across the country, the Government of Canada has created a Public Land Bank mapping tool with the intent to identify available public lands across the country for future development. This tool highlights several Canada Lands Company properties that will be utilized to provide housing where it is needed most, including four parcels at Wateridge Village per the following:
• 370 Codd’s Road (0.99 hectares/2.4 acres) set to enable approximately 279 housing units.
• 800 Winisik Street (0.66 hectares/1.6 acres) set to enable approximately 216 housing units.
• Tawadina Road & Wanaki Road (Phase 6 - 2.0 hectares/5.0 acres) set to enable approximately 70 housing units.
The above sites are now under evaluation.
• 101 Bareille-Snow Street (Phase 7 - 6.2 hectares/15.5 acres) set to enable approximately 750 housing units.
The above site is open for offers until January 15, 2025.
LAND OFFERING
In October 2024, Canada Lands Company launched a sales process for Tawadina Road & Wanaki Road (Phase 6). The site is situated in the core of Wateridge Village and offers builders a townhome opportunity. Canada Lands has also launched a sales process for 101 Bareille-Snow Street (Phase 7). The site will offer builders with a diversity of homes, including low-to-mid rise apartments and townhomes. FEDERAL LANDS INITIATIVE (FLI)
Launched on August 25, 2024, in partnership with the Canada Mortgage and Housing Corporation (CMHC), Public Services and Procurement Canada (PSPC) and Housing, Infrastructure and Communities Canada (HICC); Canada Lands Company is pleased to be continue enabling housing through the Federal Lands Initiative (FLI). With a goal to support the transfer of surplus federal land to eligible proponents to expedite the creation of new housing and affordable housing opportunities, the FLI will enable the leasing of land to eligible proponents at a nominal cost.
Wateridge Village is providing land at 370 Codd’s Road, 800 Winisik Street which has a total area of 1.7-hectares (4.1-acres) and is planned for approximately 495 units of housing with a minimum of 30% dedicated to affordable housing. PROPERTY BACKGROUND INFORMATION
Wateridge Village is a 125.5-hectare (310 acre) site formerly home to Canadian Forces Base Rockcliffe. The base was primarily dedicated to military housing before being decommissioned in 1994.
Canada Lands acquired the site from the Department of National Defence in 2011, following the signing of the Algonquins of Ontario (AOO)-Canada Lands Company Participation Agreement in 2010, which provides a framework for an ongoing relationship and the realization of mutual benefits. Specifically, the agreement provides opportunities to commemorate the history and connection of the Algonquin people to the site, AOO engagement across all stages of concept development, land use planning and detailed design, and the ability for the AOO to acquire lots or blocks under the municipally approved plan.
There are three affordable housing projects at Wateridge Village. Land has been sold to Ottawa Community Housing through the Canada Mortgage and Housing Corporation’s Federal Lands Initiative. Habitat for Humanity and Multifaith Housing Initiative (MHI) have also joined the community to provide affordable housing for families and homeless veterans. These three projects have created more than 300 affordable housing units to date with more to be created as the development continues.
Development is moving into its fourth phase. Currently, there are approximately 1,700 units in the community. Three parks have been completed, with two under construction. Development of the community core is well underway, and a further eight-to-ten years of development is anticipated.
A new and improved Wateridge Village website is in the works that will provide a modern and easily accessible way to learn about neighbourhood developments and will help keep the community in-the-know on upcoming future updates and exciting activities. Stay tuned!
